Dear Applicant:

Thank you for taking the time to fill out this application for a managed property. actively seeks good residents to make their homes with us. Our staff strives to provide the best services we possibly can while you are a resident in one of our homes. Below is our rental application process and overall criteria. Please read this entire document, sign it, and return it with your application.


When showing or leasing a rental property,, and its AGENTS will be representing the interests of the PROPERTY OWNER. As such, and its AGENTS must work to obtain for the PROPERTY OWNER the best price possible. and its AGENTS must also furnish the PROPERTY OWNER any information obtained from you and from any other sources which is material to the transaction or which might influence the PROPERTY OWNER'S decision to lease.


If your application is approved based upon the screening criteria, you will be offered the property. You will have 48 hours or at the lease signing date, whichever comes first, to submit the full security deposit and sign the lease to hold the property. All security deposits and move-in monies must be in Certified Funds ONLY. An application that does not totally satisfy the screening criteria, for example, credit that may not meet the criteria, may still be accepted as conditionally approved with an additional deposit or co-signer. Please contact Customer Care if you think your application may require conditional approval. All security deposits and move-in monies must be in certified funds only. All application fees are Non-Refundable.


  • Applications must be completed in full by every resident at least 18 years old, or a legally emancipated minor.
  • Incomplete, inaccurate or falsified information will be grounds for denial.
  • A security deposit equal to one month's rent will be collected and due after application is approved. Certain circumstances may require an additional deposit.
  • Residents MUST purchase Renters Insurance and provide with a Certificate of Insurance PRIOR to their lease start date in order to gain access to the home.
  • All leases will include a monthly $10 fee that will cover the cost of our Maintenance Reduction Program. This amount will be added to your total monthly rental fee.


The applicant must have some form of income source, employment or verification of starting employment within a reasonable time from the start of the lease. If self-employed, you will need to provide the latest tax return and the proceeding three month's bank statements. A current pay-stub from your employer or documented proof of income other than employment is required and must be directly verified by the employer or income source. Verifiable income or liquid assets equal to two and one-half times the total annual rent will be required for unemployed applicants. (Verifiable income may be bank accounts, spousal/child support, trust account, social security, unemployment, welfare, and grant/loans.) The monthly rent payment cannot exceed 33% of your monthly gross income. Monthly rent payment plus other fixed obligations that include rent; car payments, utilities and the like can total no more than 60% of your gross income. If the prospect is moving into town and is not yet employed or if he or she is self-employed less than two years, an additional security deposit equal to one month's rent will be required. An applicant who doesn't income-qualify, would need a legal relative to fill out an application, pay an application fee and income qualify. The relative will be a signer on the lease and equally responsible for all the terms and conditions of the lease.


A credit bureau report will be retrieved on every applicant. If an application is returned conditionally approved, an additional deposit of one month's rent will be required.


Applicants must have verifiable, satisfactory rental history. Staying with a friend or relative is not considered verifiable rental history; however, renting a separate property owned by a friend of a relative does qualify. If the applicant owned a home, ownership must be verified and reflect a good payment history. Applicants must not have had any summary ejectment (eviction) actions against him or her in the past two years unless action was decided in favor of the applicant. Applicants must demonstrate that previous rents or mortgages were paid in a timely manner. Rental history reflecting past due rent or an outstanding balance will result in denial.


A criminal records report will be retrieved on every applicant. A conviction, guilty plea or no-contest plea for any felony or any misdemeanor or gross misdemeanor involving assault, intimidation, sex related, drug related, property damage, weapons charges, criminal trespass, theft, dishonesty or prostitution will be grounds for denial. Any criminal record activity that could be deemed harmful or threatening to the health and safety of an individual, the rental property, neighborhood or property of others will be grounds for denial. Pending charges or outstanding warrants for any of the above will result in a suspension of the application until charges are resolved. Properties will not be held off the market while awaiting resolution of pending charges. In certain states, a criminal report can only be retrieved by a county search. If this is the case with your application, you will be contacted to submit an additional $15.00 for the county criminal search.


If the property you have selected allows a pet, a $200.00 Non-Refundable Privilege Fee for the first pet and an additional $100.00 fee for the second pet must be paid at the time the lease is signed. Certain breeds and types of dogs with violent tendencies will not be allowed. The owners that represents can restrict certain breeds of dogs in their rentals. Examples of prohibited breeds are: Pit Bulls and Rottweilers.


We allow only two people per bedroom and up to five non-related occupants. Some city zoning or septic system limitations may require less numbers. All roommates over the age of 18 years old must submit an application and pay the application fee. Each roommate is held equally responsible for all terms and conditions of the lease. If during your lease term a Change of Tenancy needs to be completed the roommate moving out must give a 30 day notice and submit a Change of Tenancy form for approval to If a new roommate will be moving in, that person must submit an application and pay the applicable fees in order to be approved and to be put on the lease. All resident move outs and move ins must be approved by and are subject to fees (See Application Appendix).

In compliance with the laws and/or regulations regarding the screening of residents, this letter serves as notification of the agency used for the credit reporting process. This agency is Real Page--Leasing Desk, 36 Discovery, Suite 220, Irvine, California 92618. If you are denied, you will be notified in writing of the reason.


By making application for the property, you acknowledge that these verifications will be done and give permission for us to do so and the ability to request credit reports even after the initial application processing.
